Renewed attention on apartment building defects is a timely reminder that strata insurance is not assessed in isolation from the physical condition of a scheme.
For owners corporations and body corporates, the issue is not only whether cover is in place, but whether the building can be clearly presented to insurers as a well-managed and understood risk.

Recent property and insurance industry discussion has highlighted a familiar pressure point: defects, delayed maintenance and incomplete records can make it harder to secure competitive terms, especially for older or complex strata-titled buildings. Insurers are increasingly sensitive to matters such as water ingress, cladding, fire safety systems, structural movement, balcony deterioration, waterproofing failures and unresolved engineering reports. Even where a defect has not yet caused a claim, it may still influence underwriting appetite, excesses, exclusions or premium loadings.

This matters because compliance with state-based strata insurance requirements is only the starting point. A scheme may meet its legal obligation to insure common property, yet still face renewal difficulty if the committee cannot demonstrate that known issues are being investigated, budgeted for and progressively rectified. In a tighter market, silence or uncertainty can be treated as risk.

For strata committees, the practical response is to make building condition management part of the insurance calendar, not a separate maintenance conversation. Before renewal, committees should review defect registers, capital works plans, fire safety statements, engineering advice, waterproofing reports and recent claim history. Where works are underway, insurers should be given a clear timeline, evidence of contractor engagement and an explanation of interim controls.

The same discipline applies to sums insured. Defective or ageing building elements can complicate reinstatement costs, particularly where access, compliance upgrades, professional fees or staged works are likely after a major loss. Regular valuations and testing the adequacy of the building sum insured may help reduce the risk of underinsurance, while also giving owners a clearer basis for levy planning.

The broader lesson is that insurance affordability is increasingly linked to governance quality. Committees that maintain transparent records, act promptly on expert advice and communicate early with their insurer or intermediary are better placed to explain their risk profile. Those that defer difficult repairs may find the cost reappears later through higher premiums, narrower cover or more difficult claims discussions.

For apartment owners, the message is supportive but firm: a well-maintained building is not just a lifestyle or compliance issue. It is becoming a central part of protecting access to reliable strata insurance coverage in Australia.
